Budhu estate is next to Rajnarine house which was burned down. No one named Rajaram ever lived there. Neither property is accessible by Mahaica River. Budhu estate is at Unity Village. Mahaica River meets the Atlantic Ocean at Lancaster Village where NAND is building his billion dollar empire.

Boodhoo's estate was in Chapman's Grove and Rajnarine's in Orange Nassau.  It appears as if the fake development is intended to include a place called Woodland and extending East to Dehoop etc.

Be patient!  Existing issues are those that were essential and were neglected by the PNC.

Uncle Rama, existing issues were neglected by both parties. The PPP should take the lead now. Mahaica can wait. Boosting of the electrical grids should be a top priority as well.

That is already underway.  The PPP is taking the lead.  It's only a month and they are operating at top speed. What more do you want?

There is no such thing as a "fabulous beach" in Guyana.  Sorry to say this. Selassie I is patriotic but won't go this far to say things that are absurd.

Billy Boy, come on, hop aboard, Guyana is heading to the moon. this resort will be the rich boys' and girls' playground. reminds me of the sordid pool photos we've seen over the years with Guyana's Presidents & Ministers. hey hey hey...

How many rich boys will be coming to play Golf?  If the Project is completed anytime, it will cost 10 times more than $1.6 billion.

Selassie I's roots are in Mahaica, but the I is reluctant to reveal his true identity for security reasons. All this talk about Mahaica sounds like third standard children yapping about their family wealth and connections.  

Ms. Haniffa seems to be a well-informed source for information on Indo properties in the MMA area.  Mahaica has been known more for leeches and not beaches. 

Athena seems to have inside info on drug trade. Selassie I won't talk that talk for it can lead to investigation and possibly indictment.

Heard thru the karela vine that Ms. Haniffa is one of the big investors.

This group of developers will not be applying for a loan from the Central anything. They paid the Private owner for the 1,000 acres Handsomely for his land. It was an offer he couldn’t refuse.

This project makes no sense. Sea levels are rising around the world and yet ppl want to build along the coast. Guyana should be looking for investors who want to build infrastructure, a reliable power grid, schools and hospitals. Sounds like this project is for the elite with their starbucks coffee and designer bags. The average guyanese wont benefit from this. Oh I must add....Cricket>Golf

You didn't read what I wrote.  The land is all swamp.  They dug out the top half to fill the bottom half for housing.  I used to fish in that swamp.

Whom did they pay for that land which is owned by the government?

The land is not all swamp. It’s a coconut estate with a brown sand beach bordering the Atlantic Ocean. That land is not owned by the government. The private owner who is a resident of Mahaica sold it to the developer for mega millions.

 I got involved over 30 years ago of similar project in Toronto, over 50 investors got taken. The matter took over three years in court to settle, we got 25 cents to the dollar. It was an all Guyanese thing, the main man was a Singh, who died of cancer three years ago, never lived to enjoy his evil spoils.

Here is how this is going to go down with certainty:

  1. The developers are going to presell units. They will most likely be successful in selling some units.
  2. They are then going to take this cash and present it as equity to a lender to secure the construction loan.
  3. In assessing the credit worthiness of the project, the lender is going to do an assessment of construction risks which includes:
    • the developer’s credibility (particularly their track record around similar projects)
    • the developer’s proven ability to provide projects on or close to budget
    • suitability of land for the project
    • level of difficulty on executing the project in the desired location
    • political and economic stability of the region
  4. Based on the factors above and what we know to date, any willing lender will most likely do so only on a substantially modest scale (even considering the project will be done in stages) which means at a below optimum loan to cost ratio.
  5. This reduced loan amount means that the developers are either going to have to presell many more units to get more equity or reduce the scale of the project.
  6. However they would have presold the units promising a certain scale with certain quality and amenities.
  7. The project is delayed. The money raised from the presales will be used for engineering, legal and other advisory.
  8. Lawsuits
