we moved last week for our old house and the buyer had two inspection and one last visit . they was happy with every thing they ask us to fix . now after one week we moved they sent a letter to our lawyer saying how there is hole in the walls and towel racks which we was told that all fixtures should leave in the house . so we wrote back a letter saying why and what they are saying and also said that why only after one week? so we are not sure whats next to do now? I think they want money now?

Did you remove the towel racks?

Did you put on towel racks?

Which holes they speaking about? Maybe just screw holes from removing/replacing racks.

 

Two months after we sold ours, they were asking if we had a copy of the drawings....they probably lost their copy.

Not your problem. They bought, the moved in. If there were no written promise to get rid of these things that is their problem. The laws protect the seller. While the seller have and obligation to list all known defects there are no requirement to move towel racks or fix holes that were obvious after the fact. These are things that ought to have been settled prior to the sale. If they wanted the racks removed they needed to say that and make allowances for themselves to do the job or for you to do it. They cannot demand that after the sale.

I was going to say the same thing, but she didn't say if the contract was already signed and the sale over...she just said that she had moved out. It looks like the buyer did a "walk thru" before the closing...but shanaz will have to clarify

First, let your lawyer handle all communications. Any objects that are attached to the walls are considered fixtures and they should remain on the property, now if you want to keep the towel rack, then it should be under exclusions and all parties to signed the exclusion, also after removing the towel rack all screw holes to be filled with plaster and if possible paint.If they was no towel rack and there were existing holes in the wall when they had their inspections, then you have no problem ,buyer be where, bought as is condition.

our house was already sold and closed the buyer had their last visit the Sunday before 23 July, we moved and said all was good  then after one week send a letter to their lawyer and my lawyer forward the letter to me, but since then have not hear back any thing from my lawyer .we did respond to all what they said .
